The Real Estate Finance team at Cadwalader is seeking an experienced attorney to focus on title and survey review and real estate due diligence for all real estate transactions. The ideal candidate will have at least six years of relevant experience, preferably gained in a large law firm or title company environment. In this role, the attorney will manage and coordinate all aspects of title & survey review and real estate due diligence across all types and sizes of transactions for the firm's Real Estate practice. Responsibilities will include reviewing and summarizing exceptions listed in title commitments, identifying and analyzing title issues, finalizing proformas and related endorsements, assisting with collating and coordinating flood due diligence for our clients, and working closely with deal attorneys to develop practical solutions or structuring alternatives for title issues. The attorney will work directly with title companies, borrower's counsel, and other third parties to ensure all diligence is completed efficiently and accurately.

Additional responsibilities will involve reviewing commercial leases and preparing lease abstracts, analyzing zoning reports and negotiating acceptable versions for closing, and reviewing commercial property purchase and sale agreements along with associated documentation. Although this role does not involve drafting or negotiating loan documents, the attorney may be expected to negotiate with counterparties—such as title companies, ground lessors' counsel, or zoning vendors—to finalize key due diligence items including SNDAs, estoppels, and zoning reports.

The successful candidate must be both hands-on and highly organized, capable of performing diligence directly while also supervising and reviewing the work of junior attorneys. They will be responsible for managing the timely completion of due diligence deliverables by a team, often under tight transaction deadlines. Transactions may range in size from single-property deals to complex portfolios involving 50 to 100 properties—or significantly more.

This is a non-partnership track opportunity and salary will be commensurate with experience. The anticipated annual base salary range for this position is $100,000 to $430,000. The actual base salary offered will depend on a variety of factors, including without limitation, the qualifications of the applicant, years of relevant experience, and, if applicable, the location from which the applicant will be performing the job.
