Description:

The Opportunity:
Family Dollar is seeking an experienced, practical and business-minded real estate attorney to join its Legal Real Estate team with a primary focus on retail leasing. This attorney will play a central role in supporting a nationwide portfolio of approximately 7,200 stores and the Company's continued growth, working directly with Real Estate, Construction, Property Management and other business partners to move transactions from business terms to signed documents.

This is a hands-on transactional role for an attorney who enjoys drafting, negotiating and closing deals. The successful candidate will take ownership of a high volume of leasing matters, exercise sound judgment on both legal and business issues, and develop practical solutions that protect the Company while keeping transactions moving.

What You'll Do:
  • Lead lease negotiations. Draft, review and negotiate a high volume of new retail leases and related agreements from initial draft through execution.
  • Own portfolio transactions. Draft and negotiate lease amendments, renewals, extensions, assignments, subleases, terminations, relocation agreements, consents, waivers, access agreements, easements and other ancillary real estate documents.
  • Resolve lease issues. Counsel business partners on lease interpretation, landlord/tenant disputes, defaults, operating issues and other portfolio matters, and negotiate settlement agreements and other dispute-resolution documents when appropriate.
  • Be a strategic business partner. Work closely with Real Estate, Construction, Property Management, Lease Administration, Finance and Operations to identify risk, evaluate alternatives and deliver commercially practical solutions.
  • Drive transactions to closing. Manage negotiations directly with landlords, developers, brokers and outside counsel while maintaining appropriate urgency, accountability and attention to deal-critical dates.
  • Support the broader real estate portfolio. Provide legal support, as needed, for acquisitions, dispositions, title and easement matters, construction-related agreements and other real estate transactions.
  • Improve how we work. Help refine templates, playbooks and negotiation positions and identify opportunities to make the leasing process faster, more consistent and more scalable.

What Success Looks Like:
  • You are comfortable being the lawyer at the table and making decisions—not simply identifying issues.
  • You can move quickly through a substantial deal volume without sacrificing judgment, drafting quality or attention to detail.
  • You understand the business realities of retail leasing and know when to hold the line, when to propose an alternative and when a risk is commercially acceptable.
  • Your internal clients view you as responsive, solutions-oriented and invested in getting good deals done.

Qualifications:
  • J.D. from an accredited law school.
  • Member in good standing of a state bar and able to practice as in-house counsel in Virginia, including the ability to obtain any required Corporate Counsel Certificate.
  • At least 5 years of experience as a practicing attorney with meaningful commercial real estate leasing experience, or comparable experience negotiating complex contracts and related documents.
  • Ideally, demonstrated experience independently drafting and negotiating complex leases, amendments and related real estate documents.
  • Experience managing a high volume of transactions and competing deadlines in a fast-paced environment.
  • Strong drafting, negotiation, analytical and communication skills, with the ability to translate legal issues into clear business advice.
  • Sound judgment, responsiveness and a collaborative, low-ego approach to working with business partners and other members of the Legal team.

Why This Role
This role offers the opportunity to practice sophisticated retail real estate law at scale while staying close to the business. You will have meaningful ownership of transactions, direct access to decision-makers and the chance to shape leasing outcomes across a large national store portfolio. For an attorney who likes negotiating, drafting and solving real-world deal problems, this is a role with immediate impact and visible results.
